Cost & Budget
Cost depends on size, design complexity, finishes, and site conditions like grading and access. For custom concrete/gunite pools — our specialty at Spot Pools — most projects fall somewhere between $80,000 and $450,000+, with the top end reflecting larger pools, elaborate water features, spas, and outdoor living add-ons. A well-maintained concrete pool can last over 50 years — longer than fiberglass (around 30 years) or vinyl (which needs a new liner every 8–12 years). Concrete also gives you full control over shape, size, depth, and finish, including tile, pebble, and custom water features. The tradeoff is a higher upfront investment and more involved maintenance, which is where our team comes in.
Plan for chemicals, electricity to run the pump and filter, seasonal opening/closing, occasional equipment repairs, and water. Concrete's porous surface also means regular pH monitoring and surface brushing to keep algae at bay. Many owners budget for a periodic professional cleaning or service plan to handle this. Planning & Permits
In most areas, yes — pools typically require building permits, and sometimes separate electrical and fencing permits. Requirements vary by city and county. We handle the permitting process for you as part of our build, so you don't have to navigate it alone.
It depends on the pool size and required setbacks from your house, property line, and any septic system or utilities. Smaller yards can often still fit a plunge pool, spool (spa + pool), or compact design. We'll assess your space during a free site visit.
If you're in an HOA community, check your covenants before starting — many require design approval, and some restrict fencing, lighting, or placement. We can help prepare the documentation your HOA typically asks for.
Timelines vary by permitting speed in your area and the scope of the design. Custom concrete pools typically take several weeks to a few months, factoring in design, permits, excavation, and the full curing period. We'll give you a realistic timeline upfront.
Design & Pool Type
It comes down to budget, timeline, and how custom you want the shape to be. Fiberglass installs quickly and needs less maintenance. Vinyl is budget-friendly upfront but comes in more limited, pre-defined designs. Concrete offers full design freedom for shape, depth, tile, and features but takes longer and costs more upfront. If longevity and a fully custom design matter most, concrete — our specialty — is generally the strongest long-term choice.
Yes — features like attached spas, waterfalls, sun shelves/tanning ledges, water slides, and custom lighting are all options with concrete/gunite construction. We also build out full outdoor living spaces around the pool, including outdoor kitchens, fireplaces, and fire pits. We'll discuss which add-ons fit your budget and yard during design.
Saltwater systems generate their own chlorine through electrolysis and tend to feel gentler on skin and eyes, with somewhat lower day-to-day maintenance — though they still need regular pH and salt-level monitoring. A properly maintained saltwater pool runs at about 3,000–3,500 ppm of salt, roughly a tenth the salinity of ocean water (around 35,000 ppm), so it poses minimal risk to a properly constructed concrete shell. Traditional chlorine systems have a lower upfront equipment cost. Both keep your pool safely sanitized when properly maintained — we can help you decide based on your priorities.
Installation Process
Generally: excavation, steel/rebar placement for structural strength, then shotcrete or gunite application to form the shell. That shell sets in about 24 hours, and its full strength develops over a roughly 28-day cure, during which careful watering is essential. From there we add tile, coping, and decking, install equipment, and fill the pool. We walk you through each phase before it happens so there are no surprises.
Excavation and equipment access will disturb the immediate work area and access path. We take care to minimize impact outside the work zone and will discuss restoration or landscaping options once construction wraps up.
Maintenance & Upkeep
A well-equipped pool typically needs 15–30 minutes a week for skimming, checking chemical levels, and basic upkeep, plus periodic deeper cleaning and surface brushing to prevent algae. Automation like robotic cleaners and smart chemical feeders can reduce this further. We can also set you up with a maintenance plan if you'd rather not do it yourself.
Pumps and filters generally last 8–12 years, heaters around 8–10 years, and liners (for vinyl pools) 8–12 years before replacement. Regular maintenance and water balance extend the life of all your equipment.
Safety
Most local codes require a compliant barrier — typically a fence of a certain height with a self-latching gate — around residential pools, and rules can vary by municipality. We'll make sure your build meets your local safety code requirements.
Many insurers consider a pool an "attractive nuisance" and may adjust your premium or require additional liability coverage. It's worth calling your insurance provider before or shortly after your build to confirm your policy is properly updated.
